Are we able to use items we create through your Apps for lead magnets, freebies, etc or only paid items? Do we have free use to use as we see fit to promote and grow our business? Some licenses limit that you're unable to offer items created as freebies/bonuses etc.

You are allowed to create freebies for books. You are not allowed to give away for free to other publishers. But as long as it for your books etc there are no restrictions. :)
